How To Confirm The Size Of Your Parcel Of Land.
This write up will be very helpful to avoid cheating when you are buying land for sale in Lagos, Ogun state in any where in Nigeria.
I hear people say buying land from an estate is cheap and very secured, but I bet you don't know that apart from the ridiculous fee this estate and real estate agent charge before and after land purchase, that most times the size of the land allocated is not the same as what was promised to you when you agreed to pay and buy.
This problem has to really be dealt with, especially when during property transaction, an estate decides to take over the land transaction and documentation process promising cheaper payments plan.
The problem with land size allocation is unavoidable when it comes to production of survey plan, processing of certificate of occupancy, governors consent and the documentation of the deed of assignment.
What is the standard plot size?
In land surveying simple terms, a plot can be any size of marked out piece of Land for the purpose of building or farming.
In Lagos State, the standard size of a plot used to be 60 x 120ft ( 18.3m x 36.6m), but of recent in other parts of the state due to increase in real estate value, plots are measured in 50 x100ft.

The documentation and survey plan is suppose to indicate the estate location, size of the property, boundary of the property, location of the property and many more.
So when the land size has been reduced, property value is reduced and in the case where the estate takes charge of your documentation instead of you hiring the right professional they can easily perfect whatever hidden agenda they have.
The best solution is to have your own team of professionals counter check every step and detail the seller provides
This problem is not visible to an average land investor or land buyer, let both study a simple calculation and see how this people tend to modify the size of a land during allocation, and the best solution.
Note: This is not a unique characteristics of real estate companies alone but also very common among omo onile.
We will be working with the size of a plot of land in square meters which is standard practice to show the significance of this calculation:
Calculation:
Let say you agreed to buying land from an estate in Epe town or around the Lekki free trade zone stating that the land will measure 730Sqm (square meter), to make the calculation easy this will measure 27meter breath and 27 meter length.
When you get to site and time for site allocation, the land will be allocated as 25meter by 25 meter which you might even see and you will be like it is just 2 meter, and say small thing not knowing that the size of your land as changed to 625Sqm (Square meter), i hope you were calculating with me.
In total the land size has being reduced by 100 sqm, which might not be significant to you but it is obvious, in the case where you paid for 6 plots , you will be allocated 5 indirectly on site.
If we calculate the land based on monetary value, if a plot cost you 1.4 million , the 100 sqm stolen from you will be valued at 200 thousand Naira.
Note:
This calculation is only based on if the land is a perfect square at 90 degree, some estate will not change the length but will shift direction of line of sight which is more deadly.
If it is getting very Complex and you will want to be allocated the standard size of your land

The best thing is immediately after you purchase a land you consult your land surveyor to carry out survey and help you document the land in the ministry to transfer ownership of that land marked from the seller to you so your name can be on the documents as the rightful owner of the land.
